THE BUSINESS
The business which was trades as “The Dancing Lion” is run as a Chinese
Restaurant and takeaway. Full details are available of turnover and takings to
interested parties.
LEASE
The premises are held on a renewable lease with approximately 10 years
remaining. Current passing rental of £20,000 per annum exclusive – with a 5
year rent review pattern
BUSINESS RATES
Rates payable:- 2009 / 2010 £ 5,000 pa approx.
LEGAL COSTS In the normal manner the purchaser will be responsible for the
vendors and Landlords reasonable legal costs.
LICENCE / REFERENCE FEE
A non-refundable fee of £350 (three hundred and
fifty pounds) inclusive of VAT is payable to Ultimate Connexions in
respect of taking up references and preparation of licence.
RESERVATION DEPOSIT
A non refundable deposit of £1000 is payable on
acceptance of any offer. The deposit is non refundable in the event that the
proposed tenant decides not to proceed with the transaction. The deposit will be
payable to Ultimate Connexions Limited and charged as an administration fee
of £1,000 inclusive of VAT. In the event that the landlord withdraws from the
transaction, the deposit is fully refundable.
